Price conditions
Prices are based on a minimum stay of 7 nights per apartment. For shorter stays, a surcharge of between 5 and 20 percent will be charged, depending on the length of stay.
For each additional person we charge 10 €/night.
The price includes: bed linen, hand and bath towels, hairdryer, fully equipped kitchen, TV and radio, electricity and heating, internet, bread roll service and final cleaning, all fees and taxes, with the exception of the local tax.
The cost of the final cleaning is included in the price.
The amount of the local tax is calculated based on the municipal ordinance applicable at the time of your stay in the municipality (01/01/2024: €2.00 per person per day from the age of 14).
Washing, drying and ironing facilities are available outside your accommodation if required.
Child discount
Children up to 2.99 years old stay with us for free.
Children up to 18 years old pay only 50%.
Toddler equipment available free of charge upon request.
Deposit & Payment Terms
Deposit: We are happy to accept written reservations via email. The reservation is valid as soon as the deposit of at least 200 euros per week has been paid.

Booking & Payment
The booking becomes binding once the deposit is paid, and the booking confirmation is sent. The deposit will not be refunded in the event of cancellation.
Payment: Please pay in cash on site or via bank transfer. Please inform us about your estimated time of arrival.
Cancellations
Cancellation conditions in accordance with Art. 1382 of the Civil Code
You do not have the right of withdrawal in accordance with the Italian Consumer Protection Code. Nevertheless, we grant you a right of withdrawal under the following cancellation conditions in accordance with Art. 1382 of the Civil Code:
You may cancel free of charge up to 31 days before arrival. Only the deposit will be retained and credited to your next booking.
For cancellations from 31 days to 8 days before arrival, the cancellation fee is 50% of the total price. If you cancel within 7 days of arrival, the cancellation fee is 70% of the total price. In the event of no-show, late arrival or early departure, the full booking price will be charged.
Cancellations are very rare. If we manage to find replacement guests at short notice, we will waive the cancellation fee.
Travel cancellation insurance
We recommend that you take out the “Roter Hahn travel cancellation insurance” when you book your stay. This will cover any cancellation fees, and you may look forward to your vacation without any worries. All our guests receive the South Tyrol Guest Pass mobilcard for the duration of their stay and can use it to: Use all local public transport free of charge.

Pustertaler Bahn: Franzensfeste-Innichen/Vierschach
- Local buses (city buses, intercity buses, and city buses)
- Cable cars to Ritten, Meransen, Jenesien (currently closed), Kohlern, Mölten and Vöran
- The Ritten Tram and the Funicular to the Mendel
- The network ticket may also be used to ride on the Swiss PostBus between Mals and Müstair.
